General Condition
- No large trees
- Many medium to large rocks
- An aljibe is already installed, but needs to be replaced. It was placed where it is within the required clear area (1m) to the lot boundary and also interferes with the placement of the lower structure.
- Lots on both sides appear to be abandoned, and association dues have not been paid for 30+ years

Border
- 2.5 - 3m high fence with 0.1 - 0.2m base
- main entrance on east; secondary on west
- retaining wall along property lines needed until above house elevation
- sliding gate on road boundary for entrance to garage ramp
Elevations
- A setback of ~5m from road to garage wall (3m minimum required by association rules)
- Front garden and main extrance comes out to the road
- car parking between sliding front gate and garage
- Main entrance walkway on east side is steps until upper garden; shallow & deep
- West-side entrance walkway is as natural a sloped path as possible until upper garden (some steps needed)
- 4m middle area between house and lower structure covered mirador; a connecting "bridge"
- Rear of house with have a tiered retaining wall giving way to the upper garden
Drainage & Water Recycle
- the lot did not seem to have any standing water or muddy spots, even after heavy rain
- long-term storm run-off water to tank and recycle for use in watering garden during dry season
