Construction - Lower Level: Garage, Workshop, Mirador & Tower Construction

General

Phase 1

  • Only the Installation and Workshop rooms will be completed.
  • Those two room walls are required for the retaining wall, stairway and bridge to the main house.
  • A semi-permanent metal roof will be used to cover those rooms until a later phase of the project
  • When the lower level is to be completed and a permanent roof installed, the metal roofing will be re-purposed to cover the pavillion in the upper garden, or other use as needed.

Ground Level

  • Flat roof for mirador, and a covered portion that will extend from office tower.
  • The lower level width will use the full width available, less access paths on either side of the property
  • floors of workshop, bath, and storage rooms with rugged, but fairly inexpensive tiles; exterior type?

Installations Room and Storage

  • aljibe under tile floor with access hatch for water delivery, maintenance, and/or to be cleaned
  • contains water pump, filter system, electrical breaker box, etc.
  • all walls as exterior thickness (even garage side)
  • use rest of installations room for secure storage; office tower will be above
  • windows should be too small to fit a person through, but can be opened to allow ventilation
  • security door to front garden; securiy door to workshop area; open into room so no exposed hinges
  • later, will section room to hide pump, filter, etc

Garage and Parking

  • oversized single car sized area
  • ramp is all the way across to front garden to allow parking insige gate
  • garage floor should be 1-step lower than the workshop/bathroom area and slightly sloped for water drainage
    ...think washing the car inside without getting water into other areas
  • garage floor to be done with pavers or stone-in-cement
  • deep wash sink and faucets for garden hose
  • small storage shelves and cabinets

Workshop & hallway

  • have sliding door to hallway side, at least until full lower level complete
  • have large sliding window on garage side
  • floor in hallway, some sort of pavers or stone-in-cement to match garage

Bath

  • full bath; shower in open corner - handy for dog baths
  • instant hot water unit; not a water heater with tank

Mirador

  • pavilion style roof over portion

Tower / Office

  • Built over aljibe/storage room; sliding door access from mirador
  • large sliding, screened windows (tinted?), each side. Double center sliding door to mirador.
  • Plenty of electrical outlets. Double-duty as office and spare bedroom (futon or sleeper sofa)

Garage Roof

  • flat, rough (aggregate?) surface of sufficient strength to support pavilion style roof and outdoor furniture
