Construction - Utilities & Systems
Construction
Water
- an aljibe is already installed on the lot, but needs to be replaced.
It was placed so that building around it causes an incursion to the "clear" 1m area on lot boundaries. - the aljibe will be under the floor in the "utility/storage" room of the lower level with an access "hatch" through the floor
... it will be a pre-fab 10,000 liter. - a pressure system will be required and a whole-house general filter installed
- for drinking water, a reverse osmosis water system to the kitchen and bathroom sinks
- for hot water, heat-on-demand type heaters, not hot water tank storage types
Septic & LP Gas
- Septic will be located in the front yard garden area. It is required to be a bio-digester type, and will have a 1300L capacity
- LP gas tank (min 300 liters, preferably 500+) will be located in the front yard garden
- Both of the above need to be accessible for service, but hidden by plants and/or screening
Electrical & Power
UPDATE
Power to the lot has been run, but no meter installed as yet. Cost of $7000 MXN (~ 350 USD) was charged for the connection, but... Power is "free" until occupation of the house. The power line is attached to a tree and is being used via direct-wired power strip.
- Will eventually go triple source
- CFE (service provider)
- backup generator; dual fuel so I can use my propane tank to supply
- solar to batteries; long-term
- backup generator, probably not purchased until after Phase 1 construction complete
- breaker panel(s) setup for generator right away, just in case
- solar; probably "later" – year 2 or 3
- solar is intended as supplemental...but, make it easily expandable
- might just go with the limited system for lights, etc and use generator for "heavy" items, like refrigerator, water pumps, etc.
HVAC
- No air-conditioning unit required. Open windows and ceiling fans are sufficient
- No heating required other than space or wall heaters
